REAL ESTATE:  A 10% non-refundable deposit will be due within 48 hours of sale with balance due on or before 45 days from sale date.  Buyer shall make this down payment by cash, approved check or wire transfer.   All wiring fees shall be paid for by the buyer.  This property is being sold "AS IS, WHERE IS" with no warranties expressed, written or implied.  This is an online-only auction that will be ending Thursday April 23rd, 2026 at 6:00 P.M. EDT with a soft close and 15 second intervals between each lot. 

BUYER'S PREMIUM:  A 10% buyer's premium will be added to the winning bid to determine final sales price.

PROPERTY TAXES: Property taxes for 2026 will be prorated on day of closing. 

It is recommended that all buyers do their own due dilligance in inspecting the property prior to bidding.  Property is being sold AS IS WHERE IS with no warranties wrtiten, expressed or implied.  Closing is NOT contingent upon inspections, appraisal or financing so be sure you have arranged for payment prior to bidding. Possession shall be given at final closing. If you are the successful bidder you will be required to fill out an Auction Sales Contract immediately.  This can either be done at our office or by electronic signature.  Each bidder is responsible for conducting their own inspections of the property prior to bidding. 

PERSONAL PROPERTY:  All items are being sold AS IS with no warranties of any kind.

Shipping is not available for this auction.  Bidders are responsible for packing and loading their items.  Bring help if needed for loading.  

PAYMENT & PICKUP:  Payment to be made at pickup on Saturday April 25th 2026 at the property address (325 Willow Springs Rd. Liberty, KY. 42539) by cash, check or debit/credit card.  If paying with card there will be a 3% processing fee added to your total.  If paying with the card used to register please bring that card with you at pickup.  Pickup will be Saturday April 25th from 10:00 AM. - 2:00 P.M. EDT.

Any items not picked up by 2:00 P.M. EDT on April 25th will be charged to the card on file used to register wtih additional fees for removing the item(s) unless prior arrangements have been made with the Auction Company.

CURRENCY TYPE: USD

SOFT CLOSE: Closing of lots will begin on Thursday April 23rd @ 6:00 P.M. EDT with 15 second intervals between each lot. If an item receives a bid within the last 2 minutes, then the close time will be extended 2 minutes from the time the bid is placed. The time will continue to extend for 2 minutes with each newly placed bid and the property will not close until 2 minutes have elapsed with no additional bid activity. This eliminates bidders bidding at the last second from our auctions.
